Spec Financing
Spec Financing is available for homes in recorded subdivisions,
from urban settings to rural areas that qualify for the take
out loan of USDA financing in Oregon and Washington. Call me
to discuss your project and for terms. Land must be free and
clear at funding of the Spec Loan so you can either own the land
free and clear or bring the funds to close, clearing the liens.
Presold Financing
Presold Financing is available when you have a fully executed
purchase and sale agreement, and earnest money deposited (earnest
money promissory notes are not acceptable) with your client.
To finance presold homes, we require that the take out loan (or
end financing) be in place and also that the take out loan is
fully underwritten and approved (pre-approvals are not accepted,
copy of underwriting approval will be required). To make it easier
for you and your client we write both sides of the transaction
so you know for sure you have a “done deal” and there
is no ambiguity about the entire transaction. Your client will
also have the best programs and rates available in the area since
Directors Mortgage is the largest local funder in Oregon and
Washington.
