Theresa Springer
Senior Mortgage Banker, CGA, CAPS

For nearly 20 years, Theresa has been writing residential mortgage loans and construction loans. With deep experience in construction financing, new home loans and refinancing, she de-mystifies the loan process and educates and advises clients on home loan options and budget considerations. When you work with Theresa you’ll have the peace of mind that you’ve secured the best possible construction or residential loan product for your specific needs so you can enjoy living in your new home, not under a mortgage you can’t afford.

Theresa is a recipient of the Home Builders Association's CADRE Award. The CADRE is awarded by the National Association of Home Builders and it is the Council Award for Demonstrating Remodeling Excellence. Theresa is a licensed lender in Oregon and Washington, and is a Certified Aging-in-Place Specialist (CAPS). Theresa has served on the Oregon Association of Mortgage Professionals Ethics Committee and been featured on Real Estate Television. She has also been awarded her Certified Graduate Associate (CGA) designation from the National Association of Home Builders. Theresa also serves on the Board of Directors for the HBA.

As a CGA Theresa has completed 48 hours of classroom instruction through the National Association of Home Builders (NAHB). This education is focused on ensuring that she has a similar level of knowledge that builders and remodelers must have to be accredited by the NAHB in the areas of estimating, customer service, land use and planning, project management and much more.

A native of Seattle, Theresa and her husband moved to Portland in the late 1980s and fell in love with the city. Though they have lived in other cities, they’ve always considered the Portland area their home. When not working for clients, Theresa enjoys spending time with her husband and daughter, reading and looking after their 10 acre retreat in the Cascade foothills.

What is a Certified Aging-in-Place Specialist (CAPS)?

The Certified Aging-in-Place Specialist (CAPS) designation program teaches the technical, business management, and customer service skills essential to competing in the fastest growing segment of the residential remodeling industry: home modifications for the aging-in-place. The NAHB Professional Remodelers Organization (PRO), in collaboration with the AARP, NAHB Research Center, and NAHB Seniors Housing Council, developed this program to provide comprehensive, practical, market-specific information about working with older and maturing adults to remodel their homes for aging-in-place.

What is aging-in-place?

In plain English, aging-in-place means remaining in one's home safely, independently, and comfortably, regardless of age, income, or ability level. It means the pleasure of living in a familiar environment throughout one's maturing years, and the ability to enjoy the familiar daily rituals and the special events that enrich all our lives. It means the reassurance of being able to call a house a "home" for a lifetime.

Overview of the CAPS Program

The program CAPS teaches the strategies and techniques for marketing, designing, and building aesthetically enriching, barrier-free living environments. This program goes beyond universal design; CAPS addresses the communication and technical needs to a specific market. CAPS adds value to that knowledge by providing insights into how to market to and work the demographic group. Candidates who already possess an industry certification with a business component are exempt from taking the third day (see below for additional information).

  • Marketing and Communication Strategies for Aging and Accessibility (CAPS I): background on the older adult population; communication techniques; common remodeling expenditures and projects; accessing the aging-in-place remodeling market

  • Design/Build Solutions for Aging and Accessibility (CAPS II): codes and standards; common barriers and solutions; product ideas and resources

Upon completion of the CAPS coursework, participants receive a graduation application. Participants must complete and submit the graduation application to NAHB Education before they can use the “CAPS” designation.
